Common Real Estate Myths in the Maryland Market

Today I have Amy Wolff of Direct Mortgage Loans with me. We’ll be talking about some common myths that you might hear when you’re trying to buy a home.

  1. Myth: You need 20% down to buy a home. You don’t have to put 20% down, and some loan programs don’t even require a down payment. Each loan program will have different requirements.
  2. Myth: You need an amazing credit score to get approved. You don’t need an 800 credit score to get a loan. As long as you’re in the 580-600 range, you should be eligible for a few different loans.
  3. Myth: Your income determines how much you can borrow. Someone who makes $100k per year but has a lot of expenses on car loans or other monthly fees may not be approved for as much as someone who makes $50k but doesn’t have all those outstanding debts.
  4. Myth: Pre-qualification and pre-approval are the same. This is completely false, and you will need a pre-approval if you want sellers to even entertain your offer. Pre-qualifications don’t really cut it anymore. A pre-approval is much deeper and more trustworthy.


  1. Myth: All agents are the same. Not all agents are created equal, and not all of them treat their business the same. Our team has some of the top agents in the market and we continue to excel every single day.
  2. Myth: The seller pays all the closing costs. This is different for every single transaction, and it all comes down to what happens in the negotiations.
  3. Myth: It's cheaper to rent than to buy. This is absolutely false. For most mortgages, you will pay less monthly than you would if you were still renting. It might be time to stop paying off someone else’s mortgage and start investing in your own future.
  4. Myth: The asking price is the selling price. You can ask a buyer to pay $200,000 for your home, but that doesn’t mean that someone will pay that amount for your home. This rarely happens, and often times you will get a little more or a little less than that. The selling price is almost always different from the original asking price.

These are some common misconceptions that buyers have about the real estate market. It’s important to understand the truth in order to set the correct expectations when you dive into a real estate sale.

The pre-approval process is huge when you’re considering buying a home. If you start looking at homes before getting pre-approved, you’re setting yourself up for failure. It’s a simple, easy process that can save you a lot of trouble!

When you get pre-approved, a lender will take a look at your employment history, your tax returns, and other financial statements in order to give you a letter that tells the seller what you can afford. This letter allows you to act quickly once you find a home in your price range and are ready to make an offer.

How Much You Need for a Maryland and Southern PA Down Payment

Today, Amy Wolf of Direct Mortgage Loans joins us to discuss how much money it takes to purchase a home in today’s market.

If you plan on buying a home, you really don’t need to have a whole lot of money to put down. Every program is a little different depending on the area you want to buy in and the price point, but there are many houses you can get into with little to no money out of pocket!

If you’re not planning to buy in a city center and would rather live in a rural area, you can take advantage of 100% financing from the USDA Rural Housing Loan. You can use this loan in the majority of Frederick County, Washington County, and Southern Pennsylvania. Every county has different rules, so the best way to see what you qualify for is to have a lender take a look at your finances.

The USDA Loan isn’t the only great option out there. The most popular loan, the FHA Loan, allows buyers to get financing with only 3.5% down! There are no income limits on this loan, so just about anyone can qualify. There are also conventional loans going for as little as 5% down! If you need additional help, there are various programs designed to help you get the money necessary for a down payment.

It is no longer required to have a 10% to 20% down payment in order to purchase a home! If you’re thinking about buying the home, there’s no reason to wait any longer! Interest rates are currently incredible. While the exact rate depends on the person and the program, as a whole they are historically low. These low rates provide many options for buyers and sellers alike in our area. 


Right now, there isn’t much inventory available in Maryland and Southern Pennsylvania. However, a lot of the homes that have been on the market have been listed for a long time. This means that, despite the small selection, you have some leverage when buying. If you wait until spring to start looking, you’re only making it harder on yourself; once spring rolls around, there will be hoards of buyers to compete with. In the current market, that means you’ll probably find yourself in a multiple offer situation.
